what exactly is the function of a wall plate and how does it work?(any diagrams?) and can they be repaired if?
a wall plate or pan is a timber usually 4"by3" that sits on the inner top course of brickwork, and the ceiling joists and rafters are fixed to it, it can be repaired but is best done by a joiner as you will have to support your ceiling and roof timbers while you take out and replace the damaged/rotten timbers the job will more than likeely cause damage to your plasterwork and decorations in the affected area, roof tiles or slates will also have to be removed if rot is the problem you may have to replace ceiling joists and rafters, the job is dirty and quite complicated and should not be undertaken by unexperienced people
